1. Overview

We are seeking a highly skilled and results-driven Construction Project Manager to oversee and direct construction projects from inception to completion. The ideal candidate will have extensive experience in the commercial or residential construction sector, strong leadership abilities, and a proven track record of delivering projects safely, on time, and within budget. You will be responsible for managing all aspects of the construction process, including planning, budgeting, scheduling, and overall site execution.

2. Key Responsibilities

The Construction Project Manager will be responsible for the full project lifecycle, including:

• Project Planning & Pre-Construction:
  • Review and approve project plans, specifications, and scope of work.
  • Develop detailed construction schedules (e.g., critical path method or CPM) and milestones.
  • Estimate costs, negotiate contracts, and procure materials and subcontractors.
  • Obtain necessary permits and licenses from relevant authorities.
• Execution & Site Management:
  • Direct and manage construction development from mobilization through final punch list.
  • Oversee project performance and compliance with design specifications, quality standards, and building codes.
  • Conduct regular site visits to monitor progress, enforce safety regulations, and resolve site-related issues promptly.
  • Coordinate the work of subcontractors, architects, engineers, and city inspectors.
• Financial & Risk Management:
  • Manage the project budget, track expenditures, and process change orders.
  • Approve pay applications and manage billing throughout the project.
  • Identify and mitigate potential risks (e.g., weather delays, supply chain disruptions, unforeseen site conditions) to ensure project continuity.
• Communication & Reporting:
  • Serve as the primary point of contact for clients, stakeholders, and internal teams.
  • Prepare and present accurate and timely progress reports, budget updates, and forecast schedules.
  • Ensure all project documentation, including submittals, RFIs (Requests for Information), and closeout documents, are maintained and processed efficiently.

3. Required Qualifications

• Experience: X+ years of direct experience managing commercial and/or residential construction projects valued over $[Specific Dollar Amount].
• Education: Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field. Relevant equivalent experience may be considered.
• Technical Skills:
